What I check during a visit to your home

A useful review separates observations, open issues and decisions you need to make.

Agree the scope first

A visit is more useful when there is an agreed checklist of areas and items to review. Scope depends on the home, its systems and the time it remains unoccupied. Record what will be checked, how often and which areas require access approval.

Record specific observations

A note saying “everything is fine” gives little information. Identify the areas checked and describe visible changes: where they are, what was observed and which photograph explains them. Record anything that could not be accessed or checked.

Separate observations from diagnoses

A damp mark may need professional investigation. A supervision visit can identify and document it; the cause and repair should be assessed by the relevant technician.

Give each issue a next step

Record the proposed action, who needs to approve it and who will follow up. An issue remains open while a quote is being sought and until the decision and resulting work are followed through.

What the owner should receive

A summary of checks, relevant photographs, open issues, decisions needed and next steps. Reporting frequency should be part of the service agreement. A short report can be complete when it answers these questions precisely.
